Well technically speaking I've got two mortgages already. But I've got a bit of equity built up, and the idea is I use that as the deposit, and then I rent it out straight away to pay it off.

There's one I want to buy that's for sale for $210,000 which I'd likely get down to $190k or 195k, and if I say got $260 rent a week for it [it's a 3 bedroom house] then I'd only have to pay $45 a week on top of that. Only thing is making sure I can keep it rented out all the time.

That's pretty fair isn't it? $260 for a three-bedroom house that's 5 minute drive to the beach and 2 minute drive to shops and transport. It's basically $87 a week per person for three people.

Yeah those are great prices. Man you'd never get a property round here for anything like that. You've got a good job and plenty of money so I suppose you may as well.

Yeah, get one a place near a private school, then you can get a family with kids in there who you know is going to be paying for private education, then you know they can afford to pay a bit more rent.

Good for everything if they're anything like the SR500. Which they basically are, the SR500 with different pick-ups, a more advanced EQ and the whole mono-rail bridge thing.

It's pretty much the same as what I was going to do to my SR500 - have an Aguilar OBP-3 pre-amp put in, have the bridge switched over to a mono-rail and an active/passive switch put in.

I'll get a price check on that puppy this week perhaps and see if I can't get one.
